Moving into the wrong side of the city. (Dominant M for submissive F)

I am looking for a slice of life kind of story with a partner interested in themes of struggling together in a shitty situation, a love and sexual attraction born out of desperation, need and admittedly a little bit of convenience. This might include drug/alcohol use, light to heavy themes of abuse and toxic relationships and possibly interspecies love (Furry Anthro x human pairings) though they aren't required deal breakers for me.

Human only setup
In a city as big as this the rent had always been sky high and the places that weren't so expensive they would require five or six room mates to be feasible were very obvious in why they weren't already snapped up. Crime infested, drab and in a state of disrepair the block of apartments were certainly the picture perfect example of a slum and until the city made some massive moves they weren't going anywhere and no one seemed to have any sort of solution.

A new apartment has just opened up and despite everything wrong there was still a stack of papers a mile high on his desk and a growing migraine in his head as he went over the many poorly filled out applications and the horrific background checks that accompanied each.

Your Super :An older divorced man with a life of glory he is still vainly trying to hang onto but more or less adjusted to his new life managing the flophouse that was the apartments. He is gruff and grizzled with a face that told the story of a man who had gotten into his fair share of bar fights and didn't win every one of them it seemed. Despite his forceful attitude and his looks he seems to be a fairly genuine guy who is doing his best to keep a sinking ship afloat.

Furry set up: The laws that allowed anthro and humans to co-habitate but socialization didn't happen overnight, integration was a slow and painful process that involves more than a few attempts to keep everything still desperate without actually putting up a sign, credit checks, background checks that found mysterious red flags that weren't there and the general "right to refuse" kept the status pretty much exactly the same. There was no chance really of a normal  anthro moving into the better apartments in the human section of the city but there was plenty of desperate humans willing to "live in a zoo" as they put it for rent that was affordable after the rents hiked in order to keep the wrong sorts of people out of their communities.

Your anthro Super: The beast of a horse seemed uncomfortable in his skin most of the time, the world not made for a man if his size and it had Led to him needing to be exceedingly cautious and gentle with things that led to him having a strange fluid grace that belied the expectations of a sloppy bruiser. His body was well muscled to a point, the prettyboy muscles having degraded into a Dadbod flavor due to his long life working construction and a lengthy love affair with cheap pizza, cheaper booze and long nights.
